Everyone Loves a Parade (but ours isn’t about clowns in tiny cars!)

The Homebuilders Association of Vancouver (HAVAN) invites the public to tour 11 professionally renovated homes located across Metro Vancouver on Sunday, June 9 from 10 a.m. to 4 p.m.

The 20th annual Parade of Renovated Homes, produced by the HAVAN Renovation Council and sponsored by FortisBC, showcases leading-edge design, advanced construction techniques and products, and energy-saving features.

HAVAN CEO Bob de Wit said Metro Vancouver homeowners will spend $3.8 billion sprucing up their homes this year, and this popular one-day event offers the public an exceptional opportunity to tour professional renovated homes.

“Professional RenoMark renovators, many of them award winners, will be on site to offer expert advice and discuss their craftsmanship.  Project values range widely, offering homeowners an abundance of ideas they can incorporate into their own renovations,” said de Wit.

Admission is by passport, available at each home for $10 per person. Children 17 and under are free. Passports can be purchased at any home, and then used for entry to the remaining homes. Part proceeds from passport sales will help fund the purchase of tools, building materials and safety gear for a carpentry training program offered by Guildford Park and Frank Hurt secondary schools in Surrey.

The event is limited to six hours, so review the full list of participating homes below, then plan your route to ensure you have sufficient time to visit specific homes that capture your interest.  Please note these are private homes and are only open during the posted event date and times.

The luxurious nature of this townhouse and its award-winning design has many features. Potlights are installed throughout the three levels, enhancing the space. Built-in, “off-the-shelf” cabinetry in the bedrooms, kitchen, bathrooms and garage add a great look, functionality and storage at a minimal cost.  To guarantee warmth in the cold months, heated floors were added in the kitchen and bathrooms.  Floating vanities with under-mounted sinks, towel warmer, and frameless glass door add comfort and a touch of elegance. Energy-efficient appliances, dimmers and timers keep operating costs low.  The renovation included an exciting, beyond-the-realm garage with unexpected finishes.

1970s Main Floor Townhome Transformation.  An engineered beam was installed to allow the separation of the bathroom from the laundry room.  In the kitchen, a new picture window gives the homeowners a beautiful view of the outside garden.  The drop ceiling was removed and multiple pot lights were installed.  The kitchen was expanded by taking a portion of the adjoining den square footage to create a more spacious eating area.  The six-foot sliding door was replaced with a single door to allow room for a large pantry as well as a cat-access door.  Asbestos ducting was removed and replaced with a new high-efficient furnace with all new metal ducting.

This condominium’s entire interior has been enhanced, working with a fantastic layout to create an exquisite and tasteful oasis.  The renovation ensured the breathtaking 360-degree views were further utilized to make certain this unit was one of Vancouver’s premier locations.  At RJR Construction, it is our philosophy to incorporate unique and still-usable features of the existing home into the renovation whenever possible, which is the case in the master ensuite.  A significant kitchen expansion was a must in order to complete the open feel and take advantage of the incredible views of the city, mountains, ocean and Gulf Islands.  The den/office was updated to be completely functional yet tasteful.  Truly, seeing is believing!

TQ’s designer was asked to create a “downtown condo feel” for this “Vancouver Special” home in East Vancouver.  The two-bedroom secondary suite which was part of the renovation displays a modified, contemporary style.  The client had a lengthy list of requests for this renovation: improve the interiors, create an open concept, make larger rooms, bring in lots of natural light, a design that is clean and contemporary but something unique that also retains some retro features to complement the new.  The client also wanted a new master ensuite, larger kitchen with lots of drawers, an upstairs laundry and tile flooring.  The completed design met all of the client’s demands, which included a contemporary yet classic palette of greys, creams, whites and blacks,; and the application of texture to create warmth and add interest throughout the interiors of the home.

WEST VANCOUVER
These repeat clients wanted to upgrade their newly purchased home. To improve energy efficiency, a new entry door, windows and patio doors were installed.  Custom-made solid wood stairs complement the new engineered hardwood throughout the home.  The fireplaces were remodeled with granite and natural stone slabs.  The entire kitchen was re-designed and now features beautiful countertops, stainless-steel appliances, new pot lights, contemporary tile backsplash and large floor tiles throughout. Upstairs, one of the bedrooms was transformed into an office with a built-in bookshelf.  The master and main bathrooms now boast spa-like luxuries such as in-floor heating, glass-wall tile, new plumbing and light fixtures, wall-mounted vanities and frameless shower glass enclosures.  The exterior was freshened up with new paint.

This home was a classic ’60s post-and-beam home that was too small for the owners and was in need of some serious maintenance.  The home was upgraded by adding a partial second floor and improving the exterior envelope, which was part of overall energy and longevity requirements.  Creative beamwork allowed the main floor to be opened up and rearranged for a new kitchen/great room and staircase. The entry was extended onto a previously covered porch. Large, low-maintenance deck space with a covered exterior bar that opens to the kitchen was added.  A large master bedroom with private deck and spacious ensuite with walk-through shower were housed in new addition.  The basement was configured to increase light, eliminate water problems, and create a comfortable recreational room, office, laundry and spare bathroom.
